That’s why I always tell my clients one simple thing:

Forget all the noise.

Instead of trying to perfectly time the market, focus on whether it’s the right time for you.

Maybe you’re tired of renting.

Maybe you’re dreaming of more space, a home office, or finally finding the neighborhood you’ve always wanted to call home.

Those life moments don’t wait for the “perfect” market.

It’s About More Than Interest Rates

Many buyers are hoping mortgage rates will come down before making a move.

While lower rates can certainly improve affordability, there’s another side to the equation.

No one knows exactly where mortgage rates will go in the future. If rates eventually decline, many homeowners may have the opportunity to refinance. What can’t be changed later is the price you pay for a home.

That’s why many buyers choose to focus on purchasing when they’re financially ready rather than trying to predict the perfect moment.

It’s also important to remember that when rates do fall, more buyers often return to the market. Increased competition can lead to multiple offers, fewer opportunities to negotiate, and, in many cases, higher home prices.

Depending on your situation, today’s market may offer opportunities that become more difficult to find if competition increases.

Ask Yourself the Right Questions

Instead of asking:

“Is now the perfect time to buy?”

Ask yourself:

  • Can I comfortably afford the monthly payment?
  • Am I financially prepared for homeownership?
  • Do I plan to stay in the home for several years?
  • Will buying improve my lifestyle and help me reach my long-term goals?

If the answer to those questions is yes, your timing may already be right.

Sellers Face the Same Decision

I hear it from homeowners all the time:

“Should I wait?”

For many homeowners, today’s decision is more complicated than simply choosing when to sell. Many have historically low mortgage rates that would be difficult to replace, and that has contributed to fewer homes coming on the market.

At the same time, life doesn’t stop. Growing families, career opportunities, retirement, downsizing, or simply wanting a different lifestyle often become more important than keeping a lower mortgage rate.
